Azure is releasing the final apartment in its One Five Six apartment development in New Farm.&nbsp;

The sub-penthouse in&nbsp;<a href="https://www.urban.com.au/new-apartments/one-five-six-156-oxlade-drive-new-farm">One Five Six</a>, located at 156 Oxlade Drive in the heart of <a href="https://www.urban.com.au/developments/new-farm-qld">New Farm</a>, is the final apartment to be released to the market.

Set on level five of the building, the 226 sqm apartment has three bedrooms, three bathrooms, and a three-car garage. It features a 35 sqm river-facing terrace.

Developer Kinstone Group has lodged plans for a $380 million mixed-use master-planned community in Rochedale, 15 minutes south of the Brisbane CBD, delivering new housing supply alongside expansive green space, retail, and a boutique hotel and tavern.&nbsp;

Designed by award-winning <a href="https://www.urban.com.au/builders/arkhefield">Arkhefield</a>, ‘Rochedale Terrace’ is situated at the four-hectare corner site at 46 West Street and 400 Miles Platting Road. &nbsp;

It has been envisioned as a ‘new community heart’ for the suburb, linking a large new parkland with existing green space to create a walkable corridor that integrates recreation, retail and residential. &nbsp;

Residential construction work has remained stable across Brisbane.

The recently released RLB Crane Index® Q1 2024 shows a slight decline in residential crane numbers in the sky across Brisbane, down from 36 in Q3 2023 to 34 in Q1 2024.

Adding to the supply of new apartments in <a href="https://www.urban.com.au/developments/brisbane-qld">Brisbane</a> is&nbsp;<a href="https://www.urban.com.au/new-apartments/skye-residences-kangaroo-point-8-river-terrace-kangaroo-point">Skye Residences</a> by <a href="https://www.urban.com.au/developers/pikos-group">Pikos</a> and <a href="https://www.urban.com.au/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>, both&nbsp;in <a href="https://www.urban.com.au/new-apartments/kangaroo-point-qld">Kangaroo Point</a>. They both saw cranes added to their prime sites in the affluent riverside suburb.

The CBD and its surrounding area still have most of the city's cranes, accounting for 62 per cent.&nbsp;There were 15 cranes removed from projects in Brisbane, Kangaroo Point, <a href="https://www.urban.com.au/new-apartments/new-farm-qld">New Farm</a>, <a href="https://www.urban.com.au/new-apartments/south-brisbane-qld">South Brisbane</a>, <a href="https://www.urban.com.au/new-apartments/west-end-qld">West End</a>, and <a href="https://www.urban.com.au/new-apartments/woolloongabba-qld">Woolloongabba</a>.

The <a href="https://www.urban.com.au/new-apartments/queen-s-wharf-residences-23-margaret-street-brisbane">Queen’s Wharf</a> project, previously a major contributor to Brisbane's crane count, saw five cranes removed, leaving four left&nbsp;on site as the project approaches completion.

Activity in Brisbane’s east saw an increase of six cranes to bring the region’s total to seven cranes. This total equals the previous high count of seven cranes in Q1 2021. Only one was a build-to-sell residential project,&nbsp;<a href="https://www.urban.com.au/developers/gardner-vaughan-group">Gardner Vaughan's</a> <a href="https://www.urban.com.au/new-apartments/stones-corner-qld">Stones Corner</a> project <a href="https://www.urban.com.au/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>.

Brisbane North saw a significant fall in residential crane numbers, down from 12 to six, as cranes were removed from the completed <a href="https://www.urban.com.au/new-apartments/canvas-bulimba-30-love-street-bulimba-qld-4171">Canvas Bulimba</a> by <a href="https://www.urban.com.au/developers/graya">Graya</a> and <a href="https://www.urban.com.au/buildings/bide-newstead-21-longland-street-newstead">Bide Newstead</a> by <a href="https://www.urban.com.au/developers/dibcorp-properties">Dibcorp</a>, as well as three from Mirvac's Quay tower in Newstead.

There were numerous cranes added to Brisbane West's residential count, with <a href="https://www.urban.com.au/developers/consolidated-properties">Consolidated Properties</a>' <a href="https://www.urban.com.au/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a>&nbsp;in <a href="https://www.urban.com.au/new-apartments/toowong-qld">Toowong</a> adding a crane, as well as <a href="https://www.urban.com.au/new-apartments/the-audrey-109-clarence-road-indooroopilly">The Audrey</a> in <a href="https://www.urban.com.au/new-apartments/indooroopilly-qld">Indooroopilly</a>.

Brisbane's residential cranes account for 44 per cent of all cranes in Brisbane.&nbsp;This proportion is lower than in <a href="https://www.urban.com.au/developments/melbourne-vic">Melbourne</a> and <a href="https://www.urban.com.au/developments/sydney-nsw">Sydney</a>, where residential cranes represent 55 per cent and 64 per cent of all cranes, respectively.

Brisbane residential work remains stable: RLB Crane Index Brisbane Q1 2024 

ASX-listed developer Mirvac has submitted plans for its third and final stage in its $1 billion Newstead waterfront precinct, Sky Waterfront.

Their final tower, following the nearly sold-out Isle and Quay buildings, will be the tallest building in the mini masterplan that also includes the build-to-rent tower LIV Anura. <a href="https://www.urban.com.au/developers/mirvac?referrer=Mirvac">Mirvac</a> is proposing a 27-level tower with 138 apartments.

The apartments will sit above four basement levels that will home 244 car parking spaces and 160 bicycle spaces.

There will be over 3,000 sqm of public open space, as well as 746 sqm of resident space that will include rooftop amenity in the form of&nbsp;a gym, swimming pool, dining area, BBQ facilities, and entertaining spaces. Level two will also home a business centre for residents, catering to the work-from-home lifestyle.

The owner-occupier-focussed tower will have just a single one-bed apartment, 85 two-bedders, 42 three-bedroom apartments and 10 apartments with four bedrooms or more.

The development will create a community plaza on the corner of Skyring Terrace and Cunningham Street that will act as the focal point of not only the Sky Precinct but also a destination meeting place for the broader Newstead community.

Mirvac General Manager Residential Queensland, Warwick Bible, said the whole precinct has been designed from the ground up, ensuring the three buildings interact with the surrounding parkland, retail and residential to enhance amenity and connectivity for residents.

“Our vision has always been to create a precinct that acts as a visual gateway to the Teneriffe and New Farm peninsular," Bible said.

"The Civic Square delivered as a part of this proposal on the corner of Cunningham Street and Skyring Terrace will serve as an entrance into the precinct from the west while connecting Gasworks’ retail and Waterfront Park."

Mirvac says given&nbsp;Brisbane's highly amenable climate, diverse public open spaces have been thoughtfully designed on the ground level, providing inviting outdoor areas for community gatherings and interaction.&nbsp;

The project will sit on 4,989 sqm across 13 Cunningham Street and 57 Skyring Terrace, around a third of the wider 14,774 sqm site that will home the other two towers that are currently under construction.

Mirvac Design said in the documents submitted to the Brisbane City Council the vision for stage three is&nbsp;to complete the family of biophillic buildings by creating a precinct identity and a sense of place.

They said the design shares a language of organic forms and planted green façades with the previous stages but does so in a way that gives it a unique identity.&nbsp;

"The planting strategy differs from stage one and two, a crucial element in establishing a distinct identity for this building. The treatment of the balustrade for the proposed form directly corresponds to the varied placement of planters on each floor. The balustrade sweeps around the planters, generating an undulating pattern of greenery on the façade."'

Urbis said the proposal for Sky Stage 3 is aligned with the intent of key city strategies, with the greatest reference to Brisbane's Sustainable Growth Strategy.

"Sky Stage 3 offers inner city living at its best, being located across the road from the services and retail of Gasworks shopping centre, within 200m of the Riverwalk, directly on Skyring Terrace which is serviced by the CityGlider bus services and on the Waterfront Park," Urbis noted in the submission documents.

"With delivered experience in design excellence, the proposition by Mirvac is aligned to the future 'brand Brisbane'. With a design for the tower embodying Buildings that Breathe principles and a conscious effort to integrate a high Green factor score, the design proposal will contribute greatly to the skyline of Newstead."

Based on Newstead’s population forecast, the suburb needs an additional 5,800 dwellings by 2041.

Bible said the proposed building would provide much-needed housing to the undersupplied Brisbane market, Australia’s fastest-growing capital city.

“The Queensland Government’s population projections indicate the city will continue to grow by more than 14,000 people each year, with about a third of those to reside in Brisbane’s inner suburbs, making new projects such as this one essential to keeping pace.

“We’ve worked hard to deliver a mix of apartments at Waterfront Newstead to suit a diverse array of residents, from luxury apartments to our build-to-rent project, where 25 per cent of apartments will be key worker affordable housing, offered at a discount to market rent.”

Mirvac files plans for final stage of Sky Waterfront, Newstead precinct

Brisbane developer Shayher Group has revealed the first stage of its highly anticipated Bulimba Barracks masterplan.

<a href="https://www.urban.com.au/developers/shayher-group">Shayher</a> secured the <a href="https://www.urban.com.au/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a> in 2020, buying it from the Department of Defence who had owned it since 2015 when the Commonwealth government disposed of the site as a defence asset.

Since 2020 the majority of the buildings that were part of the barracks from World War II to the 1980s have been demolished. The only building that has been retained is the fabrication workshop which was a barge building shop in World War II.

That will form one of three buildings for the <a href="https://www.urban.com.au/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">first stage of the redevelopment</a> of the 20.73-hectare site. Shayher is first focusing on a 6,382 sqm block fronting Apollo Road in the northwest corner of the site. They're planning two low-rise apartment buildings with 69 apartments, separated by a laneway from the fabrication workshop which will be restored.

The fabrication workshop will home a display suite during the market and construction phase of the development, before being converted into a food and beverage hospitality venue with a cafe and outdoor dining next to the Brisbane River.

Shayher had Buchan Group put together the plans for the two three-level buildings. While not having to bow to strict heritage rules given the former factories on the block had been torn down, there was the consciousness that the buildings be located, designed and constructed to reflect the footprint, overall bulk, and scale of the WWII buildings.

The 69 apartments will be split across two buildings that will be divided by a central community garden, complete with a 13-metre resident swimming pool, activities lawn, sauna, outdoor dining cabana and cabana lounges. Each building will have a rooftop garden with golf-putting greens and open lawn spaces for yoga and lawn bowls. One rooftop will have a reduced-size pickleball court.

There will be 10 one-bedroom apartments on offer, 38 two-beds and 21 three-bedroom units. They will sit above 180 basement parking spaces.

Buchan Group said in their Urban Context Report the <a href="https://www.urban.com.au/new-apartments/bulimba-qld">Bulimba</a> Barracks represents an eastern gateway to the river’s edge and symbolises the continuing evolution of Brisbane’s inner city.

"The intent is to start creating a new neighbourhood as envisioned in the Masterplan approved in 2022, which seamlessly integrates with adjoining neighbourhoods and surrounding residential areas providing new opportunities for connectivity and access to the riverfront," the architecture firm said.

They said the development&nbsp;offers an exciting opportunity for the renewal of an underutilised site and activation to the surrounding area.

"The focus for the development will be on providing a new offering to the local area. The fabrication workshop will be retained and adapted to create a new community heart that will provide a strong visual identity for the neighbourhood and new neighbourhood centre."

Development of the site is set to occur over the next five to 10 years, broadly following the masterplan layout in the Bulimba District Neighbourhood Plan.

Buyer demand across the country is shifting to units as housing affordability continues to put a strain on budgets.

Research by property data analytics company CoreLogic shows worsening affordability, particularly in capital city markets where house prices have soared.

CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities.

"House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says.

Hobart is the only capital that saw stronger value growth in houses (0.8 per cent) compared to units (0.6 per cent) over the three months to April.

"Given the worsening affordability environment and the growing possibility that interest rates could be higher for longer, it's unsurprising that demand has skewed towards the more affordable unit sector," Ezzy added.

Over the three months to April, lower quartile dwelling values rose three per cent, more than twice the pace of upper quartile values (1.1 per cent), with growth conditions continuing to be skewed toward the more affordable section of the market.&nbsp;

Apartment and townhouse value growth surges ahead of houses amid tightening affordability: CoreLogic

Brisbane's unit growth over April was so strong that it doubled the growth in its house market, which in itself was the third best performing capital city house market in the country.

CoreLogic's Home Value Index showed unit values in the Queensland capital jumped another 1.6 per cent, compared to the 0.8 per cent growth in houses.

It was a fourth straight month of one per cent plus gains in the unit market, which is now up 6.2 per cent over&nbsp;2024, the second best performing capital city unit market only behind Perth (8.2 per cent).

The median value for units in Brisbane has now risen over $600,000 for the first time and is closing the gap on Melbourne's median unit value ($613,000).

The sale, to a local, reflected an internal price per sqm of over $45,000, bettering the former record at&nbsp;<a href="https://www.urban.com.au/new-apartments/moray-house-65-moray-street-new-farm">Moray House</a>&nbsp;by&nbsp;<a href="https://www.urban.com.au/developers/spyre-group">Spyre Group</a>&nbsp;in&nbsp;<a href="https://www.urban.com.au/new-apartments/new-farm-qld">New Farm</a>, which set the record at $35,000 per sqm late last year.

Brisbane townhouse developer <a href="https://www.urban.com.au/developers/tocu-properties">Tocu Properties</a> is too looking central with their first apartment tower.

They've looked to&nbsp;<a href="https://www.urban.com.au/developments/west-end-qld">West End</a> where they've had&nbsp;<a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on a six-lot amalgamation, one of the last remaining infill development sites.

The Gold Coast-based architecture firm&nbsp;<a href="https://www.urban.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>&nbsp;is continuing to add its striking design eye to Brisbane.

Having submitted&nbsp;<a href="https://www.urban.com.au/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a>&nbsp;for five striking apartments,&nbsp;Contreras Earl Architecture has put together a design for Victa's next project in the neighbouring&nbsp;<a href="https://www.urban.com.au/new-apartments/taringa-qld">Taringa</a>.

The project, dubbed La Flor at 128-130 Swann Road will replace two single-level houses on 1,042 sqm.

Another interesting development application came in from the Melbourbe-based&nbsp;diversified investment group and property developer <a href="https://www.urban.com.au/developers/salter-brothers">Salter Brothers</a>.

Salter Brothers, who own and operate a handful of retreats across the Gold Coast and outer Brisbane through their Spicers Retreats brand which they acquired in late 2022, is seeking&nbsp;to demolish the Mercure Brisbane Garden City Hotel in&nbsp;<a href="https://www.urban.com.au/new-apartments/upper-mount-gravatt-qld" target="">Upper Mount Gravatt</a>&nbsp;and develop a new 17-level apartment building at 18 Macgregor Street.

The debut project will rise on a 5,356 sqm site ideally located a five-minute walk from Garden City Westfield, one of Brisbane's largest shopping centres.

Brisbane is crying out for new supply in the off the plan apartment market.

Confidence in the Queensland capital is at an all-time high, and there's no suggestion of a slowdown in demand.

Assisting in the growth in the unit market is the lack of new projects. There's not been a release of a new apartment development, certainly nothing close to a tower development, in months.

Developers have been active however over April, which bodes well for Brisbane's future supply.

Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between four to five years, depending on density and the speediness of the approval process.

We've wrapped up the top five apartment developments that were submitted to the Brisbane City Council in April.

<h2>Address: 18 Macgregor Street, Upper Mount Gravatt</h2>

One of the most interesting apartment developments submitted in Brisbane in April was in <a href="https://www.urban.com.au/developments/upper-mount-gravatt-qld">Upper Mount Gravatt</a>, where&nbsp;diversified investment group and property developer <a href="https://www.urban.com.au/developers/salter-brothers">Salter Brothers</a>&nbsp;has sought to create their first project in Brisbane.

They've had&nbsp;<a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on the corner of Beesley and Filmer streets, one of the last remaining infill development sites within the highly sought-after West End precinct.

The Tim Forrester-led developer is seeking to add a further four levels to the previous 29-level tower by&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>, which were approved in August after a&nbsp;<a href="https://www.urban.com.au/news/qld/aria-seek-to-make-kangaroo-point-cliffside-tower-canopy-house-by-aria-larger">change application in June last year</a>.

The documents suggest the new design will improve the facade, providing a "greater visual relief to the built form and significantly increasing the project’s ‘Green Factor’."

The top five new apartment developments planned across Brisbane in April

The burgeoning Stones Corner in Brisbane, on the fringe of the Woolloongabba Olympic precinct, is set for a new apartment development with the recent approval of a two-tower project just off Hanlon Park.

Peter Gartshore from the family-ran Idec Group is behind the plans on the 3,846 sqm site at <a href="https://www.urban.com.au/new-apartments/73-85-cleveland-street-stones-corner">73-85 Cleveland Street</a>, which will feature a striking skybridge connecting the two recreational rooftops designed by NMDS Architecture.

The development will have 226 apartments, split into 79 one-bedroom apartments, 83 two-bedders, 62 three-bedroom units, and only two four-bedroom apartments.

The skybridge will connect the two rooftop recreation areas that total 1273 sqm, allowing residents from both towers to access the full range of recreational facilities that include&nbsp;a pool, spa, terrace area, gym, sauna, showers, change rooms, alfresco and indoor dining areas, a theatre, community garden, and a dedicated dog walking area.

The submitted town planning report highlights the strategic importance of the proposed site in&nbsp;<a href="https://www.urban.com.au/developments/stones-corner-qld" target="">Stones Corner</a>, stating that it falls within a growth node on a selected transport corridor identified under the City Plan. It emphasises that areas within these nodes offer opportunities for more intense urban forms that cater to the needs of the local community.

The report emphasises the housing crisis in the southeast Queensland region, with low rental and housing stock levels, and states that the project will provide 226 additional housing opportunities near centres, community services, and transport options.

The development will prioritise green spaces and landscaping. The landscaping design by Wild Studio includes vertical green walls extending the full height of the building, feature trees at the main entrance on Cleveland Street, raised garden beds, and planter boxes with climbing and cascading plants.

The integration of greenery aims to create a vertical, subtropical micro-climate that enhances the building's appearance, provides cooling to residents, and contributes to the overall streetscape.

The development will include three basement levels with space for 330 cars. While the area is well-serviced by public transport, alternative transportation options will also be provided to residents. A car share system will enable those without vehicles to access ten electric vehicles, and there will be ample bicycle parking spaces, 283 in total, supported by an on-site bicycle workshop.

New apartment development approved for Stones Corner

Latent Defects Insurance (LDI), is changing the game for off the plan apartment buyers in Australia.

This insurance product provides off-the-plan apartment buyers with a 10-year warranty on their new apartment and the building it's situated in. The cover is purchased by the property developer/builder (pre-construction) and is designed to protect owners against any immediate or future problems with the structural components of their new property, from leaks to cracks and everything in between.

Some of Sydney’s biggest and most respected developers have embraced the new insurance. The likes of Deicorp, Kanebridge, <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, Coronation Property and Urban Property Group have rolled out the insurance across some, if not all of the projects they’re currently undertaking.&nbsp;

Sydney-based Resilience Insurance, the first insurer to launch LDI in Australia, is now taking the product national, and is having conversations with developers in Melbourne, Brisbane, the Gold Coast and Perth.&nbsp;

<h2>How does Latent Defects Insurance work?</h2>

Resilience Insurance CEO Corey Nugent says the insurance, which has been around for about seven decades across the globe, benefits both the purchaser and the developer.

“Ultimately what we’re trying to do is build better buildings the consumers can have trust in, but more importantly improve the post completion and settlement process, so that when buyers take possession, they have full insurance protection, from day one, for 10 years” Nugent says.

“The insurance protects the buyer from any structural defects in the building, and developers who have taken Resilience LDI have reported an uptick in both sales volumes and sale values compared to competing developments that don’t have Resilience LDI.”

While giving confidence to the consumer at the end of the build, Resilience LDI is actually in place throughout the build process. Rather than it solely being used as a rectification product, the insurance kicks in to fix issues when they arise, rather than down the track following completion. Of course the insurance protects owners at that stage too, however the ideal scenario is any problems that come up during the building get fixed well before settlement.

Resilience has a string of expert partners who are onsite even before construction has started to ensure even the ground the development is being built on is structurally sound.

<h2>What does LDI mean for off the plan apartment buyers?</h2>

A survey undertaken by MatterFact, Urban.com.au’s data product, shows the biggest thing holding back prospective purchasers from buying an off the plan apartment is the trust and faith they have in the developer, followed closely by the concern the build won’t be of good quality. It was a common consensus on the survey conducted from state to state, where delivery was much more of an issue raised compared to budgets, approvals or price of the apartment.

“LDI is about to change the game in the off the plan apartment market,” Urban.com.au CEO Mike Bird says, adding that the insurance will be a huge boost to helping solve Australia’s housing crisis.

“With the large imbalance of supply and demand in Australia, there has to be a move to off the plan apartments, but to get there, consumers need to be more confident in delivery.

“Unfortunately the industry has been tarnished by a small number of developers who haven’t acted on behalf of the consumer in the last five years or so. Developers who have Resilience LDI are telling consumers that they’re in a partnership with them, and they will deliver the quality that they promised. If they don’t, then the insurance protects the purchaser, without all the trials and tribulations of litigations and long, drawn out court cases which often cost thousands of dollars as well as significant upheaval whether it be mental or physical.

<h2>How does Latent Defects Insurance impact the developer?</h2>

Data collected by MatterFact also showed 60 per cent of off the plan apartment seekers would pay over 1.5 per cent of the apartment price for it to have LDI cover, which typically outweighs how much it costs a developer to purchase Resilience LDI.&nbsp;

Nugent says there have been instances already where developers have reported prices with a four to five per cent increase due to them having LDI, compared to similar projects in the same area.

While there’s been a handful of progressive new tools to try and build confidence in the off the plan industry, such as the iCIRT-rating system and KMPG’s Building Trustworthy Indicator, no one has gone as far as Resilience LDI in terms of actual protection for an off the plan apartment buyer.

NSW Building Commissioner David Chandler recently lauded the introduction of LDI, suggesting it will improve the design and construction of apartment buildings in NSW.

“These reforms have come about due to the united commitment of government and industry to transform the NSW construction sector,” Chandler said.

“NSW is now in the position of being a national leader in offering an insurance product of this type for Class 2 buildings because of the three years of conscious effort and commitment by Government and industry to the journey we have been on under Construct NSW.

“We’re looking to clean up the market and bring an end to expensive litigation against developers who have deep pockets or subsequently vanish into thin air.”
